In a much sought after residential mooring on the Grand Union canal ( location G.U.C Batchworth) is this 2 bedroom houseboat. With gas central heating, radiators fitted throughout the boat and a combi boiler that was fitted new in August 2018. The boat comes with all appliances including oven, hobb, washing machine, fridge freezer and newly fitted shower unit that has barely been used. The kitchen is a galley kitchenette. It is functional but may require modernisation if you prefer modern. The roof would also benefit from being re-felted.
The moorings are on an old farmland owned by trustees, and a conservation area. There is a general path from the car park leading up to your own private garden and boat. The garden includes approx. a 50 foot by 50 ft area including a patio area and a good size outbuilding which has electrics.
The views from your private garden are amazing and the location is quiet and peaceful. You are close by to amenities and transport links. The nearest train station is a 20 minute walk which will take you in and out of London.
Mooring fees are approximately £200 a month which includes use of the car park 400 metres away from the boat. The mooring rights can be transferred by application and are owned by the trustees.
Most of the people living on this community are long standing residents of years and there is a real sense of community spirit and friendliness.
This is a premium location and moorings do not come up very often. The boat belonged to our decreased father who died recently and had 15 good years on the boat. Prior to this, a young family lived on the boat. You get a lot for your money.
Will consider sensible offers.
