18m houseboat with a residential mooring in popular Greenland Dock, South Dock Marina, London, SE16.
Mooring fees are £720/month - cheaper if paid quarterly/bi annually or annually. Smokey is registered and is also VAT free (being 30 tonnes) (which helps keep the mooring fee cost down). Mooring transfer fee is 10% of the sale price payable by the buyer to Southwark Council/the marina.
Fabulous location on a secure mooring with private gated entrance, shower and laundry facilities, boatyard with lots of handy tradespeople. A brief bike ride or 12-15 minute walk to Canada Water underground station, 3minute walk to Greenland Pier for the Uber Clipper; Deptford, Bermondsey, London Bridge and Greenwich all very near by. Free on street parking or you can enquire about a parking space in the boatyard.
The boat yard has lots of small business housed in shipping containers - many of which are tradespeople who are knowledgeable about boats. It is possible, in consultation with the Harbour Master, to purchase your own container and pay an annual fee for it.
Smokey is a wooden Navy built Pinnace, constructed in the late 1930’s. Her construction is double diagonal pitch-pine on oak frames and is copper bottomed. Smokey has a Gardiner engine.
At 18m Smokey is a great size for living comfortably. There are 4 cabins below deck and a saloon with galley kitchen above deck.
Forwards to aft her layout is as follows:
The forepeak cabin is a walk-in wardrobe with butterfly hatch for natural light, mains lighting and double socket.
Next is a small heads with a new composting loo and sink, opposite is a decommissioned shower compartment (currently used as a storage cupboard).
Next is the master cabin which is full width mid-ships. The master cabin accommodates a built in double bed, lots of storage lockers and a vanity with mirror.
next to the ex shower compartment is a single berth cabin that’s been changed to a home-office/work room.
Up the forwards ladder brings you into the above deck saloon. Here you will find the entrance into Smokey with the wheel, 12v fuse system, washer/tumble drier and a space for hanging coats. As you walk through the saloon there’s the sitting area, dining area and galley kitchen.
Next to the galley is another ladder that takes you below decks to the aft cabin and small heads and shower room with a Jabsco marine toilet.
Access to the large engine room is via a hatch in the saloon. The engine room also houses the diesel tanks, massive water tanks, hot water heater, water pump, 230v fuse box, battery bank and trickle feeder.
Smokey was last taken out of the water in 2015 for survey and works. Smokey had new marine ply deck laid (with fibreglass and epoxy resin), new deck beams aft and starboard side. She had a few planks replaced above the waterline in the canoe stern in 2018. In 2020 the starboard capping rail (where the deck meets the hull) was replaced and I have the sapele wood to complete the port side. Also this year her hull will be repainted.
There are works to be done still, beyond usual maintenance and repairs: The aft cabin needs attention - it could be remodelled to become a bathroom or simply re-lined and kept as a spare berth. The shower compartment forwards could be recommissioned or turned into a proper cupboard. The forwards heads is incomplete but the plumbing is there. Smokey is very live-able, and has been my home for nearly 6 years while I’ve worked on her. She has lots of potential for you to rejig her layout, maybe even rebuild her saloon/wheelhouse and really make her your own - or keep her as is and finish the areas I haven’t tackled yet. Smokey is priced to reflect the fact she needs attention here and there.
I’m selling as a family member’s circumstances have changed and I want to live near by them, but I will be sad to go and leave beloved Smokey!
South Dock is a wonderful community and the area is going through an upgrade with the Canada Water master plan which will bring a new community minded town centre. I couldn’t recommend the area more!
